Property Description

The Lind building is located in the heart of Downtown Lincoln with high foot-traffic and street visibility near the University of Nebraska, Lincoln (UNL) and Lincoln's Historic Haymarket. 1230 P St is centered in the downtown "Master Plan" which will make it close to all of the revitalized parts of downtown. Directly North of the Wells Fargo Building, designed by I.M. Pei, this is one of Lincoln's most heavily employed buildings; more than 4,000 people work in the Wells Fargo building each day. Catty corner from the Rocco Theater, one of Lincoln's top venues for concerts, weddings and entertainment events, the Lind building is in the center of the downtown living buildings. With the Stuart building just to the East, the Georgia Building to the West, UNL to the North, and Federal Place to the South, this building is ideal for all types of retail.

Surrounding amenities include:
• The Grand Movie Theatre
• Memorial Stadium
• Downtown Entertainment, Shops & Restaurants

Building Description

Secured, covered and an attached parking lot in the rear allows easy access for tenants parking. It boasts a completely modernized exterior and interior; however, some of the building's historical features, like exposed brick and concrete, were preserved to create a combination of historical building materials with a modern feel. New elevator bank allows access to the second floor for offices, live-work tenants, or live-in condominiums. A bullet-proof building, with concrete floors and ceilings, this space has much to offer retail, office and commercial tenants. On street café seating and modern sunshades have both been installed to add to the attraction and street appeal for customers and clients. Inside are enhanced raw-boxes and the possibilities for build-out could take place in numerous ways. High ceilings and a great deal of natural light keeps each space vibrant and lively. Three new skylights were installed on the second floor to help bring natural light to every corner of the space.
